Safe, sunny, spotless on quiet suburban street. Visit family in Kenmore, Tonawanda, Amherst - 22 minute drive to Niagara Falls and 17 minutes to downtown Buffalo. Updated very comfortable apartment filled with natural light. * Deep Cleaned at turnover, perfect for isolating Amenities: - Central air conditioning, - dining for 6, - 2 queen beds, - queen air mattress and - portable crib for infants.

- Original glass door built-in kitchen cupboards. - Fully equipped kitchen with microwave, full-size refrigerator, freezer, toaster. - Large tub and comfortable tall toilet in the bathroom.

Other Details to Note

Central Air controlled by the Thermostat on the wall behind the recliner. Winter Parking: November to March NO PARKING on the street from 2:00am to 6:00am. Please park in the bottom of driveway and remove to street by 8:00 for our lower tenant. Parking is permitted on the street during the day between the hours of 6am to 2am.

- 10 Pm Quiet Hours - Please do not use back hall stairs - Registered guests only - No parking on the house (south) side of Tulane Rd - For guests bringing pets, please ensure they are clean, the yard is cleaned up after them, they stay off the furniture, and are crated if left unattended. - Late check-out fee: $50 for each half hour after 11 am - Garbage in the black tote, recycling in the green tote - Please run the bathroom fan when showering - Max 4 adults -* Smoking of any kind is not allowed - anyone breaking our house rules will be evicted with the help of police if necessary and subject to a $500 fee - FOR more than 7 night's reservation, we have a weekly cleaning of $120 for the property. I'll be sending an Airbnb payment link for the weekly cleaning fee. - Primary guest must be 25 years old and above - Please send the code word "Buffalo Pizza" to indicate that you have read the entire listing. Keyless entry. Code is in self check-in instructions. - Parking is available all day and night on Grammercy Pl. facing Tulane.. Parking is also available across the street from the house as well but 2 hour parking begins at 7 am on weekdays and ends at 7 pm. Please note - Between November 15 and April 1, parking on the street is not permitted overnight between the hours of 2am and 6am.

We had such a lovely stay! Darren's place is super cozy and quiet, and it's just a short drive from all the fun things to do in Buffalo and Niagara Falls. We really felt right at home! Darren was fantastic at keeping us updated with clear instructions for checking in and was always available to help throughout our stay. Thank you, Darren!
